CHARLESTON, SOUTH CAROLINA, August 3, 2018 -- Carriage Properties reports the first half of 2018 luxury sales in Charleston is tracking consistently for the firm and with key markets, following a record year in 2017, despite weather interruptions over the last few years.
Specializing in 1M plus, historic, waterfront and luxury homes, the firm noted an uptick in demand for larger “recently renovated” homes in the last 15 months. For example, the MLS “historic district” closed 9 homes for over 4M since spring of 2017. Broker in charge, Judy Tarleton said, “Carriage Properties represented either the buyer or the seller in 50% of those upper end transactions”. She also added, “we are very strong in that particular market, with the leading market share for many years.”
“Looking at the 4M plus metro market annually, 16 closed sales have reported in MLS so far through July 2018. The total for the whole year in 2017 was 18, so the upper end, to me is showing strength”, said Tarleton.
Carriage Properties also reports “the 2M to 4M range is trending very much the same. All of 2017 tallied 128 closings in Metro Chas MLS (2M to 4M). So far in 2018, 85 homes have closed in the 2M to 4M price point through July”. Charles Sullivan, a partner at Carriage Properties, noted “We have quite a few on our books already to close in that particular range, so the year end metro market numbers should be about the same, if not greater.”
As for Carriage, with 22 agents experienced in the local luxury market, the firm closed over 190 homes last year with over $250 million in sales. So far in 2018, Carriage has closed over 100 luxury homes exceeding a 1M plus average. “Teamwork is the key at Carriage.
